The deal involves the acquisition and redevelopment of The Grove, a 25-acre mixed-use site in Rockville, MD, led by Buchanan Partners. The project will transform an existing five-building office park into a mix of residential and office space. The plan includes converting one building to multifamily (160 units), maintaining another as an office, and selling three as townhome lots to a national homebuilder. The $47 million project is financed with $35 million in senior debt and $12 million in equity. Expected investor returns include a 24.41% IRR, a 2.69x equity multiple, and full return of capital within five years.​

All Pro Water Flow of Southern California is a leading provider of RV Tank Cleaning services, using an eco-friendly hydro-jet system to keep RV holding tanks clean and odor-free. We assisted a new operator in acquiring the business, of which was facilitated through an investment structured as both debt and equity. The initial capital plus interest was repaid within eighteen months, and the remaining equity position was bought out a year later at a valuation of double the initial investment.
